243 Hedges Avenue Mermaid Beach QLD 4218

Project Details

Concrete spalling repairs, door hob repairs, and waterproofing repairs to a residential strata building at 243 Hedges Avenue, Mermaid Beach QLD 4218.

Project Size:1,000 litres of concrete repair (max), 50m² waterproofing (max)
Project Duration:6–8 Weeks

Project overview

Ongoing water ingress into the building at 243 Hedges Avenue, Mermaid Beach had caused significant deterioration to structural concrete elements, resulting in active concrete spalling and corrosion of steel reinforcement. The condition posed a serious safety risk to residents and required urgent remediation across multiple areas of the building.

CRS was engaged to carry out a comprehensive repair programme covering concrete spalling remediation, door hob construction, and waterproofing works to the Level 5 terrace. The scope was based on a detailed engineering report prepared by SW Consult and involved the use of the Sika Monotop system for structural concrete repairs, sacrificial anodes to arrest ongoing reinforcement corrosion, and Ardex butynol products for waterproofing.

Project scope

Concrete Spalling Repairs

Works were carried out in accordance with Section 5.4 of the SW Consult engineering report. The repair programme included up to 1,000 litres of structural concrete repair using the Sika Monotop system, installation of up to 75 sacrificial anodes (including pre-installation testing) to protect steel reinforcement from future corrosion, and replacement of up to 50 lineal metres of galvanised N16 reinforcement bars. Up to 50 galvanised N16 dowel bars (500mm) were epoxy fixed 200mm into the slab. Concrete crack repairs were carried out using Sikadur products over a maximum of 10 lineal metres. Lab testing of up to 8 concrete samples was also included as a PC Sum in line with Section 5.4.2 of the report.

Door Hob Repairs

Door hob works were completed in accordance with Section 5.2.5 of the SW Consult report. New door hobs were constructed to locations L5, W20, W21, D12, and D13. Waterstop angles were supplied and installed to all new hobs. Works to door L5, D11 were excluded from this scope.

Waterproofing Repairs

Waterproofing works were carried out to the Level 5 terrace in accordance with Section 5.2 of the SW Consult report. Works included light grinding and pressure washing of the slab, cutting in reglets, screeding up to 2.5m³, and applying full waterproofing over a maximum of 50m². New clamp-down puddle flanges were installed for new floor wastes and new scupper drains were installed using Ardex butynol scupper. Core holes for new floor wastes and overflow provisions were provided by others.

Preliminaries

Site works included full site cleaning and trade waste disposal, photographic records and progress reports provided to the Project Manager and Engineer throughout the works period, ELD and flood testing as required by the engineering report, and full site supervision with OH&S compliance throughout.
